Worn Hardwood Rarely Needs to Be Replaced

Gray traffic paths, scratches through the finish, water spots and faded color are signs your floors need attention, not replacement. Refinishing removes the damage and gives you a new finish, and often a new color, for a fraction of the cost of new floors.

Every hardwood floor refinishing project in Dallas we take on starts with an inspection of the wood, its thickness and the old finish, so we can recommend recoating, a full refinish or repairs.

  • Sanding to clean, bare wood
  • Board replacement and repairs
  • Stain colors tested on your floor
  • Hardwood found under old carpet

Recoat, Refinish or Repair: Which Do You Need?

Not every floor needs the same work. We recommend the option that fits your floor and budget.

Light wear

Screen and Recoat

For a dull or lightly worn finish with no deep scratches. We buff the old finish and add a fresh protective coat.

  • Faster and lower cost
  • No change of color
  • Extends the life of the finish

Most common

Full Sand and Refinish

For deep scratches, gray worn areas or a new color. We sand to bare wood, stain and apply new finish coats.

  • Removes deep scratches
  • Lets you change the color
  • Looks like a new floor

Damaged boards

Board Repair

For water-stained, cracked or damaged boards. We replace them, blend them in and refinish the area.

  • Water and pet damage
  • Cracked or loose boards
  • Blended with the rest

Choosing a Stain Color and Finish

Color and finish change the look of the room and how easily the floor shows wear.

Natural

Shows the grain and hides dust well. Timeless and bright.

Mid-tone brown

The most forgiving with everyday wear and pet hair.

Dark

Rich and dramatic, but shows dust and scratches more easily.

Water-based vs. oil-based

Water-based dries fast and stays clear; oil-based gives a warmer amber tone.

We test stain samples on your actual floor, because the same color looks different on oak, maple or hickory. Want new floors instead? See hardwood flooring installation.

Hardwood Refinishing FAQ

Quick answers to common questions. Still have one? Call us at (469) 927-4045.

Can all hardwood floors be refinished?

Solid hardwood can usually be sanded and refinished several times. Engineered hardwood depends on the thickness of its top wood layer; some can be refinished once or twice, others only recoated. We check this during the estimate.

Can you refinish hardwood I found under my carpet?

Often, yes. Hardwood hidden under carpet is usually in good shape. We remove the tack strips and staples, repair any damage and refinish it.

Can water-damaged hardwood be fixed?

It depends on the damage. Surface stains can sometimes be sanded out. Boards that are deeply stained, cupped or soft usually need to be replaced and blended in before refinishing.

How long does hardwood refinishing take?

Most average-size projects take a few days from sanding to the final coat. We give you a timeline, including when you can walk on the floor and move furniture back.

Do you offer free refinishing estimates?
